PROPERTY AGENT II

NATURE OF WORK

This is field and office work of a technical and supervisory nature in the areas of real estate law, appraisal, negotiation and management.

Work involves the use of right-of-way maps, land surveys, road construction plans, appraisals, title searches and other material necessary for the acquisition of land needed by Broward County. Work requires the exercise of independent judgment within established policies and procedures. Work is assigned and reviewed by a supervisor who provides assistance on unusual or difficult tasks.

DISTINGUISHING CHARACTERISTICS

This classification is distinguished from the Property Agent I by the supervisory responsibilities; and by the advanced experience requirements.

ILLUSTRATIVE TASKS

Reviews title searches, title insurance commitments, contracts, deeds, mortgages, leases, judgments and other legal instruments affecting real estate to be purchased for public use.

Supervises and participates in negotiations for the acquisition of land necessary for County projects.

Supervises and participates in preparation of contract and other documents needed to conclude a land purchase.

Instructs subordinates regarding information submitted to County Attorney for eminent domain suits.

Performs related work as required.

KNOWLEDGE, ABILITIES AND SKILLS

Considerable knowledge of the theory and practice of real estate appraising.

Considerable knowledge of real estate instruments and procedures used to convey property titles.

Knowledge of various sources of the public recording of real estate information.

Ability to examine a title search on a parcel of land to determine right, title and interest of any and all parties.

Ability to comprehend engineering drawings for roads, canals, etc.

Ability to plan, organize and coordinate acquisition of land.

Ability to serve the public and fellow employees with honesty and integrity in full accord with the letter and spirit of Broward County's Ethics and Conflict of Interest policies.

Ability to establish and maintain effective working relationships with the general public, co-workers, elected and appointed officials and members of diverse cultural and linguistic backgrounds regardless of race, religion, age, sex, disability or political affiliation.

DESIRABLE EXPERIENCE AND TRAINING

Graduation from high school; considerable experience in real estate appraising and sales work; or any equivalent combination of training and experience.
