ZONING PLANS EXAMINER

NATURE OF WORK

This is specialized technical work in the enforcement of the Broward County Zoning Code and other related codes.

Work involves the interpretation and application of those regulations as applied to the review of building construction blueprints, site plans, surveys and sketches in conjunction with zoning permits, Certificates of Use, zoning variances and other necessary records and reports. Work is performed under general supervision within established codes, regulations ordinances and technical guidelines, and is reviewed by an administrative superior through conferences and adherence to appropriate procedures, ordinances and zoning codes.

ILLUSTRATIVE TASKS

Conducts thorough research of division records, property ownership and legal description information in conjunction with review of various applications, and provides information to the general public.

Conducts examination of building and site plans, specifications and locations, blueprints, surveys and sketches for compliance with codes and ordinances governing construction, alteration or use and zoning requirements.

Recommends changes to submitted plans as needed; places signature on the plans or review documents and applications which represent an official action by the division.

Communicates with contractors, property owners, architects, engineers and other interested parties and agencies concerning zoning code provisions.

Prepares necessary records and reports for official approval by the division, including calculation and collection of fees for various permits and applications.

Reviews and process all other applications for land usage required by the zoning code.

Participates in field investigations periodically to determine compliance with zoning regulations relating to permits.

Performs related work as required.

KNOWLEDGE, ABILITIES AND SKILLS

Knowledge of the Broward County Zoning Code and zoning requirements for commercial and residential uses.

Knowledge of methods and practices used in site planning.

Ability to read and interpret construction plans, site plans specifications, blueprints, surveys and sketches and make recommendations accordingly, for official action by the division.

Ability to explain, interpret and enforce Broward County Zoning Codes.

Ability to serve the public and fellow employees with honesty and integrity in full accord with the letter and spirit of Broward County's Ethics and Conflict of Interest policies.

Ability to establish and maintain effective working relationships with the general public, co-workers, elected and appointed officials and members of diverse cultural and linguistic backgrounds regardless of race, religion, age, sex, disability, political affiliation or sexual orientation.

REQUIRED EXPERIENCE AND TRAINING

Completion of two years of college level course work in planning or related field, responsible zoning experience which includes preparation for review of building blueprints, plot plans, sketches and/or surveys; or any equivalent combination of relevant training and experience.

NECESSARY SPECIAL REQUIREMENT

Must obtain Level I certification through the Florida Association of Code Enforcement within eighteen (18) months of date of hire.
