NATURE OF WORK
This is field and office work assisting in the management of large and complex county operated buildings.
Work involves assisting a building manager or administrative superior by performing duties in monitoring service contracts and contractor performance and in preparing and maintaining related records and reports. Duties include inspection of facilities, grounds, waste management, and pest control conditions for compliance with contractual agreements, investigation of tenant complaints, and maintenance of service contracts and files in accordance with county regulations. Work is performed in accordance with established practices pertaining to county owned and operated buildings. Supervision is exercised over subordinates by assignment and inspection of work while in progress and upon completion. Work is reviewed by an administrative superior through inspection of facilities, conferences, and review of written records and reports.
Supervises workers in the maintenance of county facilities, grounds, and equipment; inspects job sites for proper completion of tasks.
Estimates time and materials required for proposed jobs; keeps records and submits requisition forms and specifications for supplies and materials.
Initiates preventive maintenance programs.
Responds to tenant complaints, contacts tenants to investigate complaints and determines corrective action needed; completes necessary records, explains procedures, and determines physical condition of property; conducts follow-up visits to assure compliance with recommendations for corrective action.
Periodically inspects facility noting conditions of grounds, structural adequacy, general cleanliness, and appearance of building interior and trash deposit areas; reports maintenance needs and contractor deficiencies to superior.
Maintains service contract files and records; submits inspection reports and project status reports as needed.
Instructs workers in proper methods and procedures.
Performs the more skilled tasks as necessitated by work load.
Assists superiors in planning and implementing work projects and work methods.
Acts as division liaison with contractors and the Facilities Management Division.
Performs related work as required.
KNOWLEDGE ABILITIES AND SKILLS
Knowledge of the basic maintenance requirements for large county owned or operated buildings.
Knowledge of preventative maintenance procedures and techniques.
Knowledge of the current principles and practices of facilities management, facilities operations, supervision, and organization.
Knowledge of county building codes as related to the operation and maintenance of safe structures.
Knowledge of facility maintenance contractual agreements.
Ability to make estimates of facility maintenance needs in terms of labor, material, and equipment.
Ability to assign and supervise the work of subordinates and to instruct them in the proper work methods and procedures.
Ability to organize, implement, and coordinate facility programs.
Ability to keep prepare accurate records and reports.
Ability to perform assignments independently.
Ability to understand and follow oral and written instructions.
Ability to express ideas effectively, both orally and in writing.

DESIRABLE EXPERIENCE AND TRAINING
Two (2) years of experience in facilities maintenance, including one (1) year supervisory experience; or any equivalent combination of training and experience.
POSSESSION OF A VALID FLORIDA DRIVER'S LICENSE CLASS "E" IS REQUIRED AT TIME OF HIRE!
