U.S. Customs House
South Florida's only building designed by nationally renowned architect Louis Simon, the U.S. Customs House at Port Everglades will be available for office space pending renovations. This historic landmark, built in 1939, combines elements of Mediterranean Revival, Beaux-Arts and the modernist styles of the 1930s-40s. For decades, the Customs House served as a clearinghouse for all planes and vessels from foreign ports and the foreign registry. Architectural details include five large arches on the north façade with deeply recessed walls that surround double-hung sash windows and the front entry; scuppers that are inverted to collect water and a wrought iron lantern centered over the entrance. Foreign-Trade Zone
With the recent redevelopment and expansion of the Foreign-Trade Zone (FTZ #25), Port Everglades offers even more reasons to locate your business on site. The original FTZ facility features safety fences, illuminated grounds, secure access and five high-end warehouse facilities with 388,600 square feet of space. Because of an increase in demand for space, the Port's FTZ provides several noncontiguous sites as well (39 acres at the Miramar Park of Commerce near the I-75 interchange and 91 acres at Westport Business Park in Davie, also conveniently located to I-75 and I-595). Companies located within Florida's largest FTZ receive the unique opportunity to defer, reduce or eliminate U.S. Customs' duties on products admitted to the Zone. Real Estate Development

Lease Agreements
Typical lease terms are from three to 10 years. Longer terms may be allowed. Rent will be adjusted by CPI annually with a minimum increase of 3 percent. Tenants are responsible for the proper maintenance and cleaning of leased space. There is a utility charge of $2.25 per square foot annually.
