The Broward County Property Appraiser, an elected Constitutional Officer, is responsible for annually appraising the 790,000 parcels of real property and all of the commercial tangible personal property in Broward County at fair market value. The Property Appraiser is also in charge of granting Homestead Exemptions of $25,000 to eligible taxpayers who own and permanently reside in a Broward County home as of January 1. The average Broward County homeowner with a Homestead Exemption and the related “Save Our Homes” tax cap protection saved over $2,500 in ad valorem property taxes in 2005. Other available exemptions include: widow/widower, senior citizens on qualified fixed incomes, disability, veterans disability, legally blind, total and permanent disability, qualified historic properties, “granny flats,” as well as exemptions for schools, churches, government property and charitable organizations.

Initial filing is traditionally done between January 1 and March 1. An initial application may be completed either in one of the Property Appraisers’ offices, or online at www.bcpa.net. Late and early filing for homestead may be done throughout the year – contact the Property Appraiser's Office or visit www.bcpa.net for details.

Applicants for Homestead must provide proof of legal residency (Florida driver’s license/identification card and Broward voter registration card or recorded Declaration of Domicile). Non-U.S. citizens residing in Broward County must also provide proof of permanent residency or asylum/refugee status in order to quality for Homestead. Homestead renewals are automatic so long as the ownership and use of the property has not changed. Individuals who commit fraud by improperly obtaining a Homestead Exemption may be subject to paying up to 10 years of back taxes plus penalties and interest.

The Property Appraiser advises the taxing authorities, such as the Broward County Commission, School Board, municipalities, hospital districts and others, of the taxable value of property in their area. The taxing authorities use this information about property values to set their annual millage (property tax) rates.

This office also regularly conducts outreach activities at malls, public events, condominiums, homeowner association meetings, businesses, and other gatherings. Individuals can also research properties and values, and view interactive aerial photographs at www.bcpa.net.
