Bonds

Bonds (also known as Surety Bonds, Performance Bonds or Cash Bonds) What are they?

These are documents that secure installation of improvements within the right-of-way. Pursuant to changes in the Broward County Land Development Code, surety bonds and performance bonds are no longer acceptable for securing improvements which were conditions of approval for a Site Plan or Plat.

Building Permit Application

Building Permit Application (also known as Development Order Permit, Minor Review, Yellow Routing Sheets) What are they?

These are applications that allows a property owner (or a contractor) to construct buildings and/or improvements on private property in unincorporated Broward County.

Dumpster enclosure, landscape, lighting retro-fit permits What are they?

These are special permit applications for installation of a dumpster enclosure, landscaping or onsite lighting. Non-Residential properties with dumpsters (in unincorporated Broward County) are required to have the dumpster enclosed. Properties are also required to meet the landscape and onsite lighting codes. Zoning Code Services Division is currently issuing violations to property owners that are not in compliance with these codes, and the owners are required to obtain permits to cure the violations.

Letters of Credit What are they?

These are documents issued by a bank that secure installation of improvements within the right-of-way, or secure payment of impact fees.

Linen Submittal (Resubmittal) (also known as Mylar Submittal or Plat Submittal) What are they?

These are terms people use for submittal of an original plat document. Before a plat can be approved by the County Commission, the the original plat document (which is sometimes called a linen) must be submitted to the Engineering Division, Plat Section. After approval, the original is sometimes removed by the surveyor for drafting corrections. The corrected mylar is later resubmitted for review.

Parking Lot Paving Permits What are they?

These are permit applications for construction of a parking lot and/or parking lot improvements on private property in unincorporated Broward County.

Paving and Drainage Plan Review (also known as Water and Sewer Permits, Road Construction Permits, Sidewalk Permits) What are they?

These are applications for construction of improvements within public road right-of-way under Broward County jurisdiction.

Plat Managers What they do.

Each plat is assigned to a Plat Section technician who is responsible for the initial FS 177 drafting review of the proposed plat. After approval, the Plat Manager manages and coordinates satisfaction of the conditions of County Commission plat approval. When all the conditions are satisfied, the Plat Manager coordinates final plat sign-off and processes the plat for recordation.

Section Maps What are they?

These are 1" to 300' scale maps of Broward County illustrating recorded plats, plats in progress, right-of-way deeds, vacations, easements, etc. Customers can view section maps in the Right-of-Way Section library. Copies can be ordered.

Site Plan Review What is it?

This is an application for development of a larger size property in unincorporated Broward County and the application is submitted at the Development and Environmental Regulation Division. Plat Section staff is responsible for Engineering Division comments that will ensure compliance with the Broward County Land Development Code.

Unrecorded Plats What are they?

These are plats that were never recorded but show the location of some property lines.
