Auction Rules
  1. ​​All investors wishing to participate at the auction must register, receive a bidder number, and provide a valid form of I.D (registration is from 9:00 am to 10:00 am in the room where the auction is held). Upon commencing of the auction, no registrations will be taken until a break or a pause is called. Individuals who are not registered are not allowed to bid.
  2. According to the room where the auction will take place, there will be a specific seating area for participant bidders and a separate seating area for those who only wish to observe. Please follow the seating directions given by County Employees, as bids received from the wrong seating area will not be recognized.
  3. Whenever possible, a full legal description of the property being auctioned will be displayed through a projector or will be affixed in the auction room.
  4. All pertinent documentation such as encumbrance reports and mailing lists related to a property set for auction is available approximately a week prior to auction on our website at  At the same website, final results of an auction will be published approximately 2 days after the auction.
  5. The Tax Deeds Section reserves the exclusive right to video and/or audio record auction proceedings.
  6. It is the responsibility of investors to perform accurate research on properties being auctioned, as all properties are sold “as is” or” buyer beware”.  Broward County does not issues warrantee deeds.  Any investor who reneges on a successful bid will be banned from subsequent tax deed auctions for a period of at least 1 year effective January 1, 2012. All current banned bidders will be reinstated on January 1, 2013.  Effective July 18, 2012, investors who fail to pay or to forfeit their auction deposit will be banned for a period of at least 2 years.  Any investor who was previously banned for reneging on a bid or on the payment of the deposit will be permanently banned upon commission of a second infraction.  Banned investors cannot sit in the area reserved to bidders.
  7. During the auction, please refrain from excessive, loud, and inappropriate conversations and/or comments. Cell phones must be turned off or set on vibrate. You are expected to follow any direction given by the auctioneer. Disrupting behavior will not be tolerated.
  8. Successful bidders will immediately receive a registration form in exchange for $200 or 5% of the bid price (whichever is higher) per bid non-refundable cashier’s check or money order deposit.  All bids will be finalized at the end of the auction or during breaks. Successful bidders must fill out the provided form indicating the name or entity they wish to have on the property title.  Payment on successful bids must be made in full within 24 hours (next day by10:00 am) with cashiers’ checks or money orders.
  9. Once the minimum bid is announced, all subsequent bids must be made solely in multiples of 1,000.00 (one thousand) dollars after the initial first bid.
  10. Tax Deeds sold at auction may have subsequent outstanding tax assessments/certificates that were not included in the applications and/or in the amount cited in the advertisement or in any notification sent by Broward County.  As per F.S. Chapter 197, the minimum bid amount on auction day will include any of these previously omitted taxes.
